These Regulations lay down rules for the use of apartment rental services at Top Booking. Clients are invited to read these provisions and note their responsibilities, arrangements for payments and cancelation terms
Reservation can be made only by an adult over the age of 18.
Top Booking reserves the right to refuse any Booking for good reason
The agreement between the Client and the Top Booking is concluded at the time of booking online or by phone under the conditions specified in the regulations and price list.

Once you successfully complete your registration form, a provisional Booking Confirmation will be issued and sent to Your email address, providing you with all the data, details and the available ways to pay the deposit or in case you paid online you will be provided with a valid booking confirmation.
Booking confirmation:
To guarantee your booking you must provide a deposit of 30% of the total reservation’s cost. Deposits must be received by the date indicated or reservation will be automatically canceled. A deposit is equivalent to the acceptance of these rules and pricing and is non-refundable.
Accepted methods of deposit payment:
- Credit card or online bank transfer (reservations through online booking system)
Upon successful completing of the booking form you will be redirected to the online payment system.
Once the payment is done, you will receive a confirmation on your email address.
Not immediate payment will result in its cancellation.
At the given bank account deposit must be paid and a payment confirmation must be sent to the reservation department within 48 h. Once the proof of payment is submitted, the reservation is confirmed. Verification of payment may take the form of an electronic confirmation of such transfers through bank websites, scanned images or a photo of proof of payment.
Failure to send such confirmation within the 48 h may result in cancellation of the reservation.
Arrival Times:
Guests may check-in at any time from 15.00 – 21.00 on the day of arrival
You must notify the contact person about your approximate arrival time by telephone or email at least 24 hours prior to your check-in. In case of lack of contact or change to the appointed hour the contact person reserve the right to fix it in a way not conflicting with his work schedule for the day.
During the accommodation process the guest is required to
- provide a valid ID card or passport
- make a payment of the total booking price or provide a proof of payment by bank transfer for the whole stay
Keys will be issued only after the payment is done.
Top Booking employee has the right to refuse to give the keys when the client:
- does not have a valid ID,
- is under the influence of alcohol or other drugs,
- behaves in an aggressive manner.
Departure times:
1. Check-outs are held from 7:30 to 11:00
2. Keys collection time is confirmed 24h before the departure and check-out day by telephone or by sending the information to the following email address rezerwacja@topbooking.pl
3. In case of lack of contact or change to the appointed hour the contact person reserve the right to fix it in a way not conflicting with his work schedule for the day, however not later than 11:00am.
4. in case of not providing the information to the reservation department that you are willing to extend your stay you will be charged for another full day of accommodation.
5. Please note that departure of the guest from the apartment without agreeing it with the TopBooking employee may result in a compensation claim from the company
6. Guests are required to leave the facility in an undeteriorated condition as compared to the original state on accommodation day and leave the dishes and cooking utensils clean. If damage occurs, the guest is obliged to restore the previous state or to pay compensation in accordance with the TopBooking valuation no later than the day of departure.
7. In the event of serious disorder in the apartment, you will be charged a fee of 100 PLN.

Cancellation/ Non-Arrival / Change of Booking Details:
Any kind of changes to the booking must be communicated at least 14 days before the scheduled date of arrival, accepted and confirmed in writing by the booking department
1. Cancellation or non-arrival will result in the forfeiture of your deposit.
2. In case of shortened stay when you notify the reservation department within 14 days you will be charged 50% of the reservation price for the remaining period of the reservation of not used accommodation. Above 14 days reservation will be charged the full price according the booking confirmation.
3. In the event of unforeseen circumstances, the consequences of which cannot be liquidated, Top Booking agrees to provide a replacement apartment, similar to the apartment was originally booked, if available.
Top Booking has the right, in case of events of force majeure to withdraw from the Agreement. This also applies to cases in which customer personal safety or property, for reasons independent of the Top Booking not be guaranteed. In this case, the amount paid by the customer shall be immediately returned
Guests Responsibilities:
1. Number of people who live in the facility is limited to the number specified on your confirmation email and on the TopBooking website. Customer is obliged to inform the booking department of any change that number. If this number exceeds the number of persons given at: www.topbooking.com.pl, a resident may refuse to give the keys to the facility.
2. Guest is obliged to observe noise ordinance 22:00-07:00 and to not organizing at this time loud and disruptive meetings or events in the apartment. In the event of a justified complaint to the Top Booking, a person representing a company has the right to terminate the Agreement with immediate effect without any obligation to repay the amount due for the remaining period of the reservation.
3. Guest bears full financial responsibility for any damage made to the apartment, equipment inside the accommodation and the building in which the apartment is placed
4. Guest is required to properly secure the apartment, lock all doors and shut windows tightly every time you leave and to carefully store the keys without access to the public.
5. Guests can use the apartment for residential purposes only and cannot sub-lease
6. In the time of the noise ordinance in the apartments are allowed only persons specified in the Agreement.
Final provisions
1. Smoking is prohibited in all apartments. violation of the prohibition results in penalty of 400 PLN
2. The person making the reservation gives consent for their personal data to be placed in the database of Top Booking. Personal details are subject to protection under the act on “Protection of personal details” of 29.08.1997
3. Top Booking is not responsible for any inconvenience caused during your stay connected with: construction work or finishing operations that may be carried out in the building in which the apartment is located, the media supply interruptions (including electricity, water), alleged nuisance (in particular noise) from neighboring properties
4. Top Booking is not responsible for any damage to property or personal guests or incurred by third parties during the implementation of the Agreement and for the things left in the guest suites.
5. TB is not responsible for any person or damage to property arising out of his guilt. Guest should have adequate insurance to protect him from possible injury suffered while in the apartment.
6. Law applicable to disputes between Top Booking and client is the Polish law. Disputes will be settled by the court competent for the Top Booking.
7. Unreasonable call to Top Booking employees while your stay in the apartment will be charged the amount of 60PLN.
8. Hotel day starts at 15.00 o’clock and ends at 11.00 o’clock
